We are a property agency focused exclusively on the Malindi coastal corridor, serving buyers, owners, and investors who require precision over volume.
Lumendnova operates as a full-service real estate agency within a deliberately defined geography: the Malindi district and the immediately adjacent coastal areas of Watamu and Mambrui. We do not list properties in Mombasa, Nairobi, or other markets — not because those markets lack merit, but because local expertise is not transferable across a hundred kilometres. Our clients include Kenyan nationals purchasing a first coastal home, diaspora buyers returning to invest, European and Italian long-term residents seeking freehold property, and institutional investors evaluating commercial yield on the coast. We sell, let, value, and consult across those four service lines. We do not manage construction projects, though we work alongside trusted contractors whom clients may engage independently. The Lumendnova team comprises four licensed property professionals, a documentation coordinator, and a client services lead — all based in Malindi. Every member of the advisory team holds current Institute of Surveyors of Kenya certification or its estate agency equivalent. Since 2017, we have facilitated over 130 completed transactions with a combined value exceeding KSh 1.4 billion.

Every client engagement begins with a documented brief — a structured conversation about budget, intended use, timeline, and non-negotiables. We use that brief to filter our portfolio before presenting options, which means clients typically view three to six properties rather than twenty. For sellers, we require a complete title and boundary package before listing; owners who are not yet documentation-ready receive a written checklist and a referral to a licensed surveyor. Valuations are delivered as formal written reports with comparable evidence, not verbal estimates. We are transparent about what we cannot guarantee: we do not control planning approvals, county government timelines, or land registration queues, all of which can extend a coastal transaction beyond the expected window. Our experience since 2017 has taught us that clients who understand these variables in advance complete transactions with significantly less stress than those who encounter them mid-process. We state our fee structure in writing at the start of every mandate — there are no undisclosed charges.
